We carry out Condition surveys in your home every five years to determine the condition of all of the ‘key components’ in your home such as kitchens, bathrooms, boilers, insulation, roofs, windows, and doors. These surveys help us plan when improvements and replacements will be carried out.

The condition of each of these items is recorded and measured against the Government's Decents Homes Standard.

My neighbour is having a new kitchen, does that mean I will be having one? 

 

We dont carry out upgrade works on a street by street basis, work is decided on an individual property basis, based on the outcome of the property condition survey and whether it meets the Decent Homes Standard. 

What happens during a property condition survey?

 

During the survey our surveyors assess the condition and age of your kitchen, bathroom, external doors, windows, roof and heating system this includes taking a number of photos to help us record this information.

 

What happens after the survey is complete?

 

Once the condition has been assessed, we will input it into our computer system and use it to plan future improvements such as upgrades and replacements. You will be advised of any upgrades required in your home.

We will give you plenty of notice of any work that is due to take place.

 

How old does something have to be before you look to replace it?

 

For a kitchen to fail the Decent Home Standard it needs to be in poor condition and be over 30 years old

Bathrooms need to be in poor condition and be over 40 years old

 

Can I request a property condition survey?

 

We carry out property condition surveys on a rolling programme, so you will have to wait for your property to be surveyed. Once the survey is completed we will be able to advise what year it is likely that you will be having any planned maintenance work carried out.
