Meeting Safety Standards

As a responsible landlord, STAR Housing has a robust, ongoing programme in place to inspect our buildings and carry out any necessary work to ensure we meet government regulations and safety standards.

Building Safety Manager

In line with our safety-first approach, we’ve appointed a Building Safety Manager for our more complex buildings. They’re here to:

  • Keep you informed in an open and transparent way
  • Oversee building safety and compliance
  • Engage with residents and listen to safety concerns

Fire doors in flat blocks

Fire doors are a vital part of your building’s fire protection. They help stop the spread of fire and smoke, giving you time to escape safely.

Your building has fire doors fitted at:

  • Your flat entrance
  • Communal lobbies and corridors
  • Cupboards containing utility services

These doors are specially designed to resist fire for at least 30 minutes. They must be:

  • Fitted correctly
  • Closed properly using their self-closing device
  • Free from damage or obstruction

If your door doesn’t close fully when released from around a 15° angle, please contact us to arrange a repair.

Fire doors also include heat and smoke seals, and fire-rated hardware like hinges, locks, handles, and letterboxes. These must not be removed, replaced, or painted over. If anything is damaged or missing, let us know so we can fix it.

Helpful Fire Door Tips to help keep you safe

  • Don’t wedge or prop open fire doors
  • Don’t remove or tamper with self-closing devices
  • Don’t paint over or remove seals and strips
  • Don’t replace door furniture or letterboxes
  • Don’t use nails or drawing pins to hang decorations on fire doors. This can damage the door and affect how well it works in a fire

Fire Risk Assessment

All STAR Housing buildings covered by the Regulatory Reform (Fire Safety) Order 2005 have regular fire risk assessments carried out by qualified third-party contractors. These assessments help us identify and prioritise any safety improvements.

Fire Alarms

Your building may have:

  • Communal fire alarms linked to individual flats
  • Standalone alarms inside each flat
  • Or both, depending on the building type

Communal alarms are tested weekly and serviced every six months. If you have standalone alarms, we recommend testing them weekly.

Power Cuts

STAR Housing does not control your electricity supply. Your Electricity Distribution Network Operator (DNO) maintains the physical electricity supply to your home. For power cut updates call 105 (free from mobiles and landlines).

Planned Power Cuts

Occasionally there may be planned power cuts for essential upgrade and maintenance work. You will be given advanced notice of planned power cuts.

During a planned power cut some online services (e.g. rent payments, STAR Tenant Portal) may be unavailable for up to 4 hours. Please complete all important tasks that may be affected by the power cut early to avoid disruption.

Independent Living Communities

During a planned power cut:

  • Lifts will be out of service – do not use them
  • Communal lighting lasts up to 3 hours
  • Fire alarms have 24-hour battery backup (may beep intermittently)
  • Fire doors will close automatically but remain usable
  • Main entrance doors will stay open for emergency access
  • Any on-site catering will stop
  • STAR Housing staff will be on-site to assist
  • please stay indoors
  • Emergency lighting will help you find exits, but watch for trip hazards

After a Power Cut

  • Check if neighbours are affected – if so, call 105
  • You may need to reset your fuse box – call us if you need help

Safety Tips during a power Cut

  • Use torches, not candles
  • Keep your mobile charged
  • Store bottled water if your building uses electric pumps
  • Check if your stairlift has battery backup
  • Keep important documents accessible
  • Look out for elderly neighbours
  • Switch off appliances to avoid hazards when power returns
